The initiative includes capturing GPS coordinates for properties, which will serve as unique identifiers and help prevent fraudulent claims.

E-khata is a computerized system designed to take the place of the conventional khata procedure, which has long been beset by problems including corruption and human mistake. The BBMP intends to establish a more effective and transparent property registration system by switching to an online platform. As part of the effort, GPS coordinates for properties are being collected; these will act as unique identifiers and aid in the prevention of bogus claims. 

For instance, one resident, TV Varadarajan, shared his experience of trying to sell his property but faced issues with document uploads due to system errors. This situation highlights a broader concern: many individuals are struggling to locate their properties on the e-khata portal or complete their registrations.

Impact on Property Transactions

Property registrations have dropped dramatically as a result of the uncertainty around the e-Khata system; sources indicate a startling 95% drop since the project was announced. Considering that Bengaluru’s real estate market had already been rebounding from earlier downturns, this drop is especially worrisome.

The BBMP is aware of these problems and is addressing them. Several sites now have help desks available to support property owners throughout this changeover. Furthermore, authorities have reassured locals that there is a grace period during which they can receive e-khatas, meaning there is no hard deadline.
